Way back in early 2002, Aswani Properties was incorporated by two committed entrepreneurs who set their sights on goals that could change the life of people in Bangalore. The people they had in mind were young professionals, dreaming about affordable homes. These were people who were serious about jobs, careers and responsibilities – and just waiting to move out of their rented accommodation to their very own homes.
And way back then, an affordable home was just a distant dream.
At Aswani, this dream was as good as ours and the cornerstones for our dream plan were laid in 2003. At our first project, Aswani Springdale - an exclusive 7-acre gated community on the Hosur-Royakotta Road. We had an excellent design plan on offer, at an amazing price. A villa for 24 lakhs and individual plots of 30 x 50 sft for around 10 lakhs.
The project offered the convenience of an exclusive, private gated community with tree-lined avenues, walking tracks and a beautifully landscaped one-acre park. The design plan was practical in approach with underground ducts for water, power, communications and sanitary lines. We also have a dedicated grey water recycling plant at this location and an overhead tank, with a sump connect for the entire project. Other community facilities included a children’s play park, a 15-lap swimming pool and a multi-facility clubhouse, with a fully functional gym.
Aswani Springdale was an excellent first project for us and a visibly proven amalgam of the best design, engineering and construction expertise. We also had a legal cell that ensure that the paperwork was validated and all title deeds processed correctly. The promoters of course handled the core financials of the project to ensure that we achieved our first milestone – making value-added homes affordable.
Our next project was Aswani Sitara - located 5 km from Electronics City via the Chandapura flyover. Aswani sitara has a beautiful location, framed by a 16 acre lake near KHB’s Surya City Phase-II. At Sitara we achieved what was perceived as impossible, by launching homes that offered a comfortable 2 BHK home in design plan that was under 500 square feet. Our two bedroom homes were 497 square feet and the three bedroom formats were 715 square feet. If you’re hearing this for the first time, you must take a look at what we have achieved here, because we have made the impossible, possible.
This project too, offered a private residential enclave with big project amenities such as landscaped fringe zones, a children’s play area, a multi-facility club
house, swimming pool, and individual parking slots for each apartment. Othre facilities included grey water treatment plant, on-site organic convertor, power and water back up with 24/7 assurance.
